By now, you’re probably pretty well acquainted with the process on of focusing on the property type and area you want. You know the zoning which supports it and you’ve reviewed in detail the zoning maps. Now what? It’s time for some legwork. You want to put into use some of that book learning and researching you’ve been conducting. Take a look at your zoning maps with highlighter in hand. Now highlight the areas you want to go look at. Then you get in your car and drive around to take a look at those areas and neighborhoods. It’s that simple. It will be an eye-opening experience. Here’s what you want to do specifically: First, and most importantly, take your time. This isn’t a race. There’s no winners or losers for getting it done quicker. The expedition is about gathering information and getting a feel for the area. Your goal is to review the area and the properties on an overall basis. As you drive around the area, take note of any properties which are in transition. Meaning they have signage that says “For Lease”, “For Sale” or “Sold”. When you get back to your office check out the history of those properties. Call the owners, brokers or agents to find out more about each of the properties. Why would you want to do that? Well, for one thing you are looking for pricing information. For instance, how are people paying per square foot? What are the terms and conditions. The ones that are for rent are wonderful indicators, because you’ll be able to piece to together the income potential for the area. Number two, you want understand how the market is appreciating over time. Plus, it is wonderful feeling to discover a diamond in the rough. Number three, if a property is for sale, it just might be up your alley (no pun intended). And you can start the process of analyzing whether the property is a good deal. Now, that you are starting to get a feel for the area, go ahead and visit the other areas highlighted on your map. You’ll notice similar but different transitionary aspects of each sub-market you scout out. This is where it gets really interesting. Start to ask yourself why the changes. What are the reasons for the appreciation or lack of appreciation. Then get your answers from the brokers or owners you are representing the properties. It’s important that you ask these people because they definitely have the answers you and need going forward. Your knowledge of the market will give you the opportunity to talk intelligently about the opportunities as well as the advantages and disadvantages. The best part is you’ll start to make some good contacts, and maybe even friends or future investment partners. As you continue driving around you’ll begin feeling more and more comfortable. The process will become easier and you’ll start to notice the nuances and details. And then you’ll automatically start making comparisons and evaluations. Again, it is vitally important you take your time and take the time to enjoy the process of discovery.

Experience canadian fishing at a canada fishing lodge
Have you ever watched one of those televised shows that show the fabulous fishing available in Canada, (or also known as the "Great White North) & wondered, can that really be true? Can the fish actually be so huge? Can the scenery be so spectacular? It IS true! From the eastern shores of the Maritime Provinces to the vast wooded tract of coastline on the west shores of British Columbia, Canada offers fishing that is so abundant & unspoiled, that anglers from around the globe visit each year, then subsequently return year after year. All Provinces offer fishing that is unique to them, yet all are connected by a common theme, & that's the huge expanses of almost undiscovered lakes & rivers in the northern regions. Look at the Province of Ontario, 95% of its population reside in the lower regions that account for maybe 10% of its land mass. What's in the other 90%? Huge, crystal clear, lakes & rivers. Thousands of them! And all full of fish. Whether one is looking for a weekend retreat that's accessible with your family car, or the "trip of a lifetime", a visit to a remote northern lake accessible only by float plane, this province offers it all. Compare that to the even larger expanse of the Nunavut. Here's a Territory that sits almost entirely north of the 60th parallel, & has almost all it's regions inaccessible by roads. There simply are none! But the fishing! Home to more I. G.F. A records than any other fresh water region in the WORLD! Did you know the N. W.T is home to the 5th largest body of fresh water on the globe? Great Bear Lake is 500 miles north of Yellowknife & the closest permanent road is some 300 miles away? Almost 12,500 square miles of crystal clear water, that's under ice for all but, maybe 100 days a year. Water so cold, that fish grow so slowly they can be 60-80 years old. Then consider this. There is only one community on this lake. Maybe 500 people, tops! Four Fishing Lodges, over 280 miles of lake between one & the next closest! Ice free for just a couple of months, these fishing lodges can operate only 2 short months a year. Total capacity between them all is maybe 160 fishermen at a time, scattered over 12,500 square miles! Also, consider Great Slave Lake. Situated some 300 miles south of Great Bear Lake, Great Slave Lake is almost as large an expanse of water, almost as isolated, but has the convenience of a bustling frontier type city, situated right on its shores. Yellowknife, the territory capital is also the "hub" for many of the remote northern lakes & fishing lodges, as it's serviced by a modern airport, with frequent & daily scheduled flights connecting it with more southern cities, or as the northerners call it, "the outside" With stats like these, do you think these fishing lodges can offer a unique fishing experience? You bet, there is no other place quite like it. Why not treat yourself, & plan on a wonderful "trip of a lifetime". Check out what Canada has to offer at Canada Fishing Lodge.

How to avoid the google sandbox
There still is a lot of discussion going on wether the Google Sandbox exists or not. Some say it exists, some say it doesn't. Just pretend it does exist, how is it possible that some SEO's don't get hit by the sandbox filter? First of all, let me explain to you what the Google sandbox is. The sandbox filter is a filter that Google uses on keywords with high search volume and high competition. The whole mindset of the filter is that new website go in some sort of quarantine so they don't rank high in the search engine result pages of Google. This quarantine could take from several months to a year. This was originally introduced to block out spam websites. Before the sandbox filter was born, as a spammer you could make a website, spam Google with it, get banned, and instantly make another website and get your original ranking in Google back again. But with another domainname. And because Google isn't really fast in giving penalties and bans it takes a couple of months before the new domains get caught. This was easy money making in those days! But not anymore, because now the Google Sandbox filter will solve the problem! But that doesn't mean we're really stuck to that filter. We are optimizing for search engines, and the sandbox is part of that, so there is a solution. Only new domains trigger the sandbox filter. So a solution may be to buy an old domain name, or if you already have one, use an old domain name. But this is often really expensive and it doesn't always fit your needs. But there is a solution for that: DeletedDomains. On this website are domains that come available the same day. Just search the age of some of the domains with the Archive. org wayback machine, and if you find an old domain, you can buy it at a hosting company for as little as 15 bucks. You can also take a look in Google to see if the website on the domain is still indexed in Google, that fastens up the process a bit. It doesn't matter what domain you choose, the only thing you have to do is to 301 redirect the domain to your main domain. Then you have to hope your old domain get's indexed again so Google will know that the domain moved permanently to the new location. This will give you all the linklove of the old domain and you get the age of that domain. So you can easily build your website and gain high rankings without any sandbox restrictions. There is another way that I used. I had bought a domain, but didn't use it at the time I bought it. I had plans for it but for the future. So I put a page on the domain, with a few backlinks to get it indexed, and a year later I started using the domain for real. But I could begin right away because the domain was already a year old! This last one isn't really a way to avoid the sandbox but it happens a lot that you buy domains to use in the future. It isn't hard to get like 20 backlinks to it just to be out of the sandbox at the time you really want to start your website.
Making your home business profitable in five innovative steps
Growing your home business is a vital component for reaching profitability; yet turning a profit depends heavily on your ability to harness the cutting edge of your niche. While this may appear to be a logical progression, it is interesting to note that for every home business that is a clear trend setter in its field, there are a host of others that also grow quite nicely, yet without having that cutting edge. There appear to be five innovative steps that a home business entrepreneur can take will make a home business turn a profit by becoming a market leader. 1. First and foremost is the protection of special technology that is developed specifically for and by your business. It is irrelevant if this technology is a simple little gadget that makes the air cleaner inside your office, or a life changing invention that will change the way of doing business as you know it. With the use of a patent, your intellectual property is protected, and in addition to the foregoing you will qualify for preferential treatment from governing bodies the world over, all of which will ensure that your patented product is not copied or sold elsewhere. Thus, someone else wishing to use it will need to pay you for a licensing fee. This can be a major source of income, especially if another company incorporates it into their product line. Keep in mind that it does not matter if the patented gadget is your main business focus or just an incidental development. 2. Register your trademarks. Logos, no matter how miniscule in the scheme of things, send a powerful message; over time, the placement of your logo on a product may be equal to the ability to charge a higher price. 3. Cultivate your business contacts. Even as this is common sense information, consider the fact that having the ability to quickly get a hold of an industry leader is always a much sought after asset. Never toss out a business card; become highly visible at Chamber of Commerce functions. 4. Meticulously pick your business location. Granted, while some areas are cheaper than others, ask yourself if your business relies heavily on foot traffic. If so, cheaper is not always better. 5. Harness the power of know-how and attract partners and workers who have it. Set your business apart from others with the help of the collective brainpower you are able to hire. Interestingly, while these five steps are the ideal methodology of starting and growing your home business, there are many others among your competition who do not have one or more of them. How are they able to thrive? Conversely, why do some home based business entrepreneurs who have taken all the innovative steps mentioned above end up closing their businesses’ doors because of abject failure? You will be surprised to learn that there are other market forces at work that at times will even supersede the steps taken by cutting edge businesses and ensure success where by all laws of the business world failure should be found!
How modern portfolio theory could wreck your retirement
Copyright 2006 Equitrend, Inc. Modern Portfolio Theory altered the investment landscape forever when it was introduced in the 1950s by Nobel Prize winning economist Harry Markowitz. Virtually every financial planner and money manager touts its tenets of asset allocation and risk management but is it even valid? And if it is, does anybody understand it well enough to put it into efficient practice? What is it, anyway? Modern Portfolio Theory (MPT) was developed in the 1950’s by a graduate student at the University of Chicago named Harry Markowitz who later went on to win the Nobel Prize in 1990 for his work in finance and economics. Published under the title, “Portfolio Selection” in 1952 in the Journal of Finance, MPT says an investor must diversify to reduce risk and increase return. For example, an investor who buys a stock that profits on cloudy days and buys another that profits on sunny days, will theoretically profit regardless of the weather. An over simplification of MPT is a fixed asset allocation portfolio invested in bonds, gold, large companies and small companies. Bonds and gold assets would typically under perform when large and/or small company stocks are doing well — and vice versa — assuring that some portion of the portfolio is always increasing in value. But does it really work? Like all theories, Modern Portfolio Theory has serious short comings when applied to the real world. Here are some of the significant problems for investors looking for solid returns and a safe retirement: 1. MPT guarantees that a large portion of your portfolio will under perform the market at all times. 2. MPT assumes that assets will act without correlation, that is, they will act differently from one another. However, market historians have proven that this isn’t always true. 3. MPT doesn’t keep up with or perform as well as the overall markets. 4. MPT is based on a 70 year investment time period. If you can invest for 70 years, MPT can work for you. However, most investors don’t have a 70 year time horizon. Your retirement money is the most important money in the world, and it’s only good common sense to make certain it’s deployed in a portfolio that is both risk averse and at the same time offers significant upside potential. However, it’s quite likely that Modern Portfolio Theory is not the right answer for many modern investors.
The ipod convenience
A New Compact Way To Listen To Music The small and smart iPod music technology is here and it is busy changing the way people listen to tunes. The first mobile device to listen to music came out in the 1980's when people were seen walking the streets with big boxes beside the ear on the shoulder. Though not very good to look at, these boxes were nevertheless very popular. The iPod has evolved from this big box and not only is it small and convenient, but it is cute as well. It has already become hugely popular. This gadget, working much like a computer is able to store songs by the thousands when they are downloaded from the computer. The storage capacity is enormous so there is no need for the CD's and cassettes. Carry The iPod Music Everywhere You Go Mobility is a major advantage of iPod music technology. Just make a unique installation to your car stereo and you can listen to the iPod music as you drive too. Or you can carry it to your gym and listen to your music while you are working out. An abundance of music can be stored on the iPod so that it can give a much needed lift to the listener when exercising rigorously and to keep one focused and energetic. Planning to go on a holiday or a business trip? Carry your iPod music with you and listen to your music while you travel in flight or in a car. When you are traveling in a group and listening to the radio not all will like the music that is played. But with your music on your iPod and a pair of headphones, you can listen to exactly what you prefer, and not disturb the anyone else. With the iPod, there is no need to buy compact discs anymore. And anyways, if you are a music lover you may end up spending too much in CD's, and they also get damaged from scratches. Alternatively, just visit a few websites online and at a minor cost for each song, download all the iPod music you need. Or you can also get a few CD's and download the songs into your computer and transfer them to your iPod. A product of cutting edge technology, and the sound system of the speakers in iPod headphones can be superior. The price of the iPod music is going to vary though depending on where you download. It is very convenient, and will not hamper your activity. Perfect for the music lover on the go.
Types of carpets
When you go out to look for carpeting it's best that you do some homework first. Before you go to the store you should know a bit about the available carpet types you're going to be presented with. Have an idea of what each of the carpet fibers have to offer as far as durability and ability to repel stains. Most wall to wall carpet is produced of man made fibers such as olefin, nylon, polyester, acrylic or blends of these fibers. PET is made of recycled plastic. PET is one of the strongest man made fibers and is stain resistant. Acrylic carpeting is very similar to wool (wool is considered the best carpeting available) and is sometimes called man-made wool. It resists moisture, fading, mildew, crushing and staining but is not recommended for high traffic areas in the home. Nylon carpeting is popular due to it's durability. It resists mildew, staining and soiling. Nylon carpet is recommended for all traffic areas. It is one of the most expensive of the synthetic fibers but cheaper than wool. Olefin is a very low cost easy care material that is often used in indoor/outdoor carpeting. Olefin is colorfast and strong and easy to clean. One drawback to olefin is that it can be easily crushed depending on the pile. Polyester is luxurious and durable however is not good for high traffic areas in the home. Another consideration would be the density of the carpet. You want a high number of fibers per square inch. A closely packed pile is an indication of a well made carpet. Check the carpet backing closely to make sure you don't see any bare areas. The two most popular types of carpeting today are loop pile and cut pile. Loop pile has individual strands of yarn pulled through the carpet backing twice, creating a small loop. Cut pile has the loop cut at the top, leaving tufts of yarn that stand straight up. A cut pile carpet is generally more durable than a looped pile carpet. Cut pile carpets come in a variety of styles such as shag, textured, saxony and velvet or plush. Loop pile carpets would be a berber, cable or sisal. Loop pile carpets are a good choice for high traffic areas. Ask to see the manufacturers performance rating guidelines on any carpet you are interested in. Doing your homework before you purchase goes a long way to insuring you make the best decision. The old saying "an informed consumer is a happy consumer" hold true.
