By now, you’re probably pretty well acquainted with the process on of focusing on the property type and area you want. You know the zoning which supports it and you’ve reviewed in detail the zoning maps. Now what? It’s time for some legwork. You want to put into use some of that book learning and researching you’ve been conducting. Take a look at your zoning maps with highlighter in hand. Now highlight the areas you want to go look at. Then you get in your car and drive around to take a look at those areas and neighborhoods. It’s that simple. It will be an eye-opening experience. Here’s what you want to do specifically: First, and most importantly, take your time. This isn’t a race. There’s no winners or losers for getting it done quicker. The expedition is about gathering information and getting a feel for the area. Your goal is to review the area and the properties on an overall basis. As you drive around the area, take note of any properties which are in transition. Meaning they have signage that says “For Lease”, “For Sale” or “Sold”. When you get back to your office check out the history of those properties. Call the owners, brokers or agents to find out more about each of the properties. Why would you want to do that? Well, for one thing you are looking for pricing information. For instance, how are people paying per square foot? What are the terms and conditions. The ones that are for rent are wonderful indicators, because you’ll be able to piece to together the income potential for the area. Number two, you want understand how the market is appreciating over time. Plus, it is wonderful feeling to discover a diamond in the rough. Number three, if a property is for sale, it just might be up your alley (no pun intended). And you can start the process of analyzing whether the property is a good deal. Now, that you are starting to get a feel for the area, go ahead and visit the other areas highlighted on your map. You’ll notice similar but different transitionary aspects of each sub-market you scout out. This is where it gets really interesting. Start to ask yourself why the changes. What are the reasons for the appreciation or lack of appreciation. Then get your answers from the brokers or owners you are representing the properties. It’s important that you ask these people because they definitely have the answers you and need going forward. Your knowledge of the market will give you the opportunity to talk intelligently about the opportunities as well as the advantages and disadvantages. The best part is you’ll start to make some good contacts, and maybe even friends or future investment partners. As you continue driving around you’ll begin feeling more and more comfortable. The process will become easier and you’ll start to notice the nuances and details. And then you’ll automatically start making comparisons and evaluations. Again, it is vitally important you take your time and take the time to enjoy the process of discovery.

How to avoid the google sandbox
There still is a lot of discussion going on wether the Google Sandbox exists or not. Some say it exists, some say it doesn't. Just pretend it does exist, how is it possible that some SEO's don't get hit by the sandbox filter? First of all, let me explain to you what the Google sandbox is. The sandbox filter is a filter that Google uses on keywords with high search volume and high competition. The whole mindset of the filter is that new website go in some sort of quarantine so they don't rank high in the search engine result pages of Google. This quarantine could take from several months to a year. This was originally introduced to block out spam websites. Before the sandbox filter was born, as a spammer you could make a website, spam Google with it, get banned, and instantly make another website and get your original ranking in Google back again. But with another domainname. And because Google isn't really fast in giving penalties and bans it takes a couple of months before the new domains get caught. This was easy money making in those days! But not anymore, because now the Google Sandbox filter will solve the problem! But that doesn't mean we're really stuck to that filter. We are optimizing for search engines, and the sandbox is part of that, so there is a solution. Only new domains trigger the sandbox filter. So a solution may be to buy an old domain name, or if you already have one, use an old domain name. But this is often really expensive and it doesn't always fit your needs. But there is a solution for that: DeletedDomains. On this website are domains that come available the same day. Just search the age of some of the domains with the Archive. org wayback machine, and if you find an old domain, you can buy it at a hosting company for as little as 15 bucks. You can also take a look in Google to see if the website on the domain is still indexed in Google, that fastens up the process a bit. It doesn't matter what domain you choose, the only thing you have to do is to 301 redirect the domain to your main domain. Then you have to hope your old domain get's indexed again so Google will know that the domain moved permanently to the new location. This will give you all the linklove of the old domain and you get the age of that domain. So you can easily build your website and gain high rankings without any sandbox restrictions. There is another way that I used. I had bought a domain, but didn't use it at the time I bought it. I had plans for it but for the future. So I put a page on the domain, with a few backlinks to get it indexed, and a year later I started using the domain for real. But I could begin right away because the domain was already a year old! This last one isn't really a way to avoid the sandbox but it happens a lot that you buy domains to use in the future. It isn't hard to get like 20 backlinks to it just to be out of the sandbox at the time you really want to start your website.

Virtually every financial planner and money manager touts its tenets of asset allocation and risk management but is it even valid? And if it is, does anybody understand it well enough to put it into efficient practice? What is it, anyway? Modern Portfolio Theory (MPT) was developed in the 1950’s by a graduate student at the University of Chicago named Harry Markowitz who later went on to win the Nobel Prize in 1990 for his work in finance and economics. Published under the title, “Portfolio Selection” in 1952 in the Journal of Finance, MPT says an investor must diversify to reduce risk and increase return. For example, an investor who buys a stock that profits on cloudy days and buys another that profits on sunny days, will theoretically profit regardless of the weather. An over simplification of MPT is a fixed asset allocation portfolio invested in bonds, gold, large companies and small companies. Bonds and gold assets would typically under perform when large and/or small company stocks are doing well — and vice versa — assuring that some portion of the portfolio is always increasing in value. But does it really work? Like all theories, Modern Portfolio Theory has serious short comings when applied to the real world. Here are some of the significant problems for investors looking for solid returns and a safe retirement: 1. MPT guarantees that a large portion of your portfolio will under perform the market at all times. 2. MPT assumes that assets will act without correlation, that is, they will act differently from one another. However, market historians have proven that this isn’t always true. 3. MPT doesn’t keep up with or perform as well as the overall markets. 4. MPT is based on a 70 year investment time period. If you can invest for 70 years, MPT can work for you. However, most investors don’t have a 70 year time horizon. Your retirement money is the most important money in the world, and it’s only good common sense to make certain it’s deployed in a portfolio that is both risk averse and at the same time offers significant upside potential. However, it’s quite likely that Modern Portfolio Theory is not the right answer for many modern investors.

When you go out to look for carpeting it's best that you do some homework first. Before you go to the store you should know a bit about the available carpet types you're going to be presented with. Have an idea of what each of the carpet fibers have to offer as far as durability and ability to repel stains. One drawback to olefin is that it can be easily crushed depending on the pile. Polyester is luxurious and durable however is not good for high traffic areas in the home. Another consideration would be the density of the carpet. You want a high number of fibers per square inch. A closely packed pile is an indication of a well made carpet. Check the carpet backing closely to make sure you don't see any bare areas. The two most popular types of carpeting today are loop pile and cut pile. Loop pile has individual strands of yarn pulled through the carpet backing twice, creating a small loop. Cut pile has the loop cut at the top, leaving tufts of yarn that stand straight up. A cut pile carpet is generally more durable than a looped pile carpet. Cut pile carpets come in a variety of styles such as shag, textured, saxony and velvet or plush. Loop pile carpets would be a berber, cable or sisal. Loop pile carpets are a good choice for high traffic areas. Ask to see the manufacturers performance rating guidelines on any carpet you are interested in. Doing your homework before you purchase goes a long way to insuring you make the best decision.
